Every property needs a different plan.

There is no standard package for a difficult property. We listen, assess the condition and agree a scope that is practical, proportionate and clear.

Property resets

A considered reset when rooms or a whole property have become difficult to use or manage. We agree priorities, establish a workable order and focus on making meaningful progress without creating unnecessary pressure.

Property clearance

Clearance for homes, rental properties, estates and other sensitive situations. Items, waste streams and access requirements are considered before work starts, with decisions and permissions kept clear.

Hoarding support & practical clearance

Hands-on support for hoarding-related situations, approached patiently and without judgement. Decisions can be paced with the person involved; we do not diagnose, provide therapy or replace clinical support.

Specialist & deep cleaning

Thorough cleaning where ordinary domestic services may not be suitable. The condition, access, materials and any potential hazards are assessed before a scope is confirmed.

External clearance & overgrown-property recovery

Practical recovery of overgrown gardens, boundaries, pathways and external spaces, using appropriate tools and methods. The aim is safe access and manageable next steps, not cosmetic quick fixes.

Property care & hazard awareness

A practical eye for property condition and potential hazards. Where work is regulated, licensed or beyond our competence, we will explain that clearly and may refer or subcontract an appropriate specialist.

Decluttering

Practical, non-judgemental help to sort through belongings and make spaces easier to use. Decisions remain with you and can be taken at a pace that feels manageable.

How scope is agreed

Assessed, not assumed.

We consider the property, access, priorities, risks, likely waste streams and the people affected before confirming what can responsibly be done.

Clear about boundaries.

Where specialist, licensed or regulated work is required, it can be referred or subcontracted to a suitable provider. We will not overstate what sits within our scope.

Pricing

Straightforward pricing

Every property is different, but our time shouldn't be difficult to understand.

Half day

£200Suitable for smaller jobs, initial stages and targeted property-care work.

Full day

£350Our standard day rate for larger cleaning, clearance and property-reset projects.

Ongoing and portfolio projects

Reduced rates may be available for ongoing, repeat or multi-day projects where the scope of work can be agreed in advance.

I also occasionally accept selected projects at a reduced portfolio rate. This is agreed individually and may involve permission to photograph or document the transformation. Nothing identifiable will ever be shared without clear consent.

Where additional costs are required, such as waste disposal, specialist equipment, materials or additional labour, these will be discussed and agreed before work begins.

Specialist property work can involve far more than cleaning. My qualifications, training and practical experience help me recognise risks, work safely and understand when another qualified professional is required.

Qualifications and competence are considered against the needs of each individual job. Regulated, licensed or specialist work outside my scope will be referred or subcontracted where appropriate.
