When you live in or manage a property, it’s easy to stop noticing details that could distract potential buyers. We provide a practical presentation walkthrough of your home and garden, helping you identify cosmetic improvements and prioritise useful next steps.
This is a presentation-focused walkthrough, not a property or building survey. We look at cleanliness, cosmetic appearance, visual first impressions and visible vegetation. We do not assess or advise on structural damage, roofs, foundations, building defects, services or the causes of damp.

Visual first impressions
Entrances, clutter, furniture arrangement and details that affect how spaces are presented.
Garden presentation
Overgrown planting, obscured features, untidy boundaries and vegetation affecting access or appearance.
Visible vegetation concerns
Spreading bamboo, vigorous climbing plants or other growth that may warrant advice from a suitably experienced specialist.
We may highlight visible vegetation that affects presentation or appears to warrant specialist advice. This is not an invasive plant survey. We do not confirm species, root spread, structural effects or legal implications.
If visible staining or suspected mould is noticed, we may suggest obtaining advice from a qualified specialist. We do not diagnose its cause or assess the building’s condition.

Coordination is optional and quoted separately. Contractor appointments, costs and responsibilities are agreed before work begins.

Frequently asked questions
Is this a property survey?
No. This service reviews presentation, cosmetic appearance and visible vegetation only. It is not a building survey, structural inspection, roof assessment, valuation or invasive plant survey. For advice about the condition or safety of a property, appoint an appropriately qualified professional.
Will the review increase my property’s value?
We cannot guarantee a sale, higher valuation or particular sale price. The review helps you identify presentation improvements and decide what to address before photographs or viewings.
Do I have to book the recommended work?
No. You can use the action plan independently. Help arranging quotes or coordinating work is optional and agreed separately.
Can an estate agent or landlord arrange a visit?
Yes. We welcome professional enquiries and referrals, with appropriate permission and access arrangements.
What does it cost?
Introductory prices are £125 for 1 to 2 bedrooms, £165 for 3 to 4 bedrooms and £225 for 5 to 6 bedrooms, subject to the scope described in our pricing section. Larger properties or extensive grounds receive a bespoke fixed quote, agreed before booking. Your total fee is confirmed before booking.
